All new build properties now need to be built to Code Level 3 under the Code for Sustainable Development. The affordable housing market has been here for 5 years and has been through a steep learning curve. The private sector needs to learn from this, and not make the same mistakes all over again.


We’ve been building affordable housing for the past 2 years to Code Level 4 within a tight budget, and have learnt that there are good and bad ways of achieving this.


The BRE’s Code for Sustainable Development is still evolving, and is not beyond criticism. Achieving Code Level  3 and above on paper, at the current time, does not necessarily translate into the expected CO2 savings in reality, as shown through the increasing amount of Post Production Testing now being undertaken.


Credibility aside, there are reasons why these decisions need to be taken seriously. Getting it right does not necessarily cost any more, but it does mean looking beyond the manufacturer’s literature and thinking about the whole design concept, fuel supplies, climate conditions, end user interfaces and a multitude of factors that will separate out the successful Ecos from the shameful Econs.
