Applying for Planning Approval begins before anything else happens - even establishing a brief can be a waste of time if this initial research has not been carried out.
Working within the planning requirements may be restrictive, but it’s far more productive than trying to make a scheme comply after the event. The Code for Sustainable Homes requires a Design Statement to be written at the outset and then adhered to. Not knowing the extent of this document at the outset will, at the very least, slow down this process.
